| We help homeowners that have fallen in pre-foreclosure with several different options. Due to the current real esatate market situation, we can negotiate with the banks to do a short refinance; re-adjusting the loan from the original amount at time of purchase to the new depreciated current market value. Option two is to submit a short sale, where we negotiate with the bank to accept a lower amount than what is currently owed on the property, salvaging the credit of the homeowner and alleviating any other debt associated with the property. Option three, depending on the loan amount, is to do an equity purchase of the property and line up investors to pick up the properties that still have equity for pennies on the dollar. At which point we also help those that have lost their homes move into other rental properties, covered by a trust to give the new renters tax advantages, provide them with a new home, rebuild their credit and have the option to purchase their new home in 12-24 months. | |
